conceiving of following spec:
• 11'x9' single storey extension brick walls tying in existing external walls;
• clear material (either plastic or glass) pitched extension roof , gable end;
• small shower room+toilet measuring 5'x3.5' within new extension;
• external single door, external double doors , small window;
• re-routing of existing external plumbing;
• no levelling of land required.

should thinking more in terms of £25k or £50k pay type of building job? rough estimates?
